1. What ZGBT.ai Does
ZGBT.ai is an online real estate platform that connects homeowners who want to sell (or explore selling) with pre-vetted buyers — including cash buyers, investors, and owner-occupants. We sit in the middle: we give sellers control over their privacy, pricing, and timeline, while giving buyers verified access to off-market and quietly listed properties. We also offer a menu of optional, à-la-carte services (photography, staging, MLS listing, open houses, etc.) that sellers can purchase directly through the platform.
ZGBT AI LLC ("ZGBT," "we," "us") operates the platform. By creating an account or using any part of this site, you ("you," "user") agree to these Terms of Service.
2. Eligibility
You must be at least 18 years old and legally able to enter into a contract to use ZGBT.ai. By creating an account you confirm that the information you provide is accurate and that you have the authority to act on behalf of any entity you represent.
3. Homeowner Responsibilities
- You are responsible for the accuracy of any property information you submit, including disclosures, photos, and upgrade details.
- You agree not to misrepresent the condition or ownership status of your property.
- Claiming a property you do not own, or submitting false disclosures, may result in immediate account suspension and may expose you to legal liability.
- You understand that ZGBT does not act as your listing agent unless you explicitly purchase a Full Agent Hire service. For all other listing types, you retain full control and responsibility for negotiating and closing any transaction.
4. Buyer Responsibilities
- You agree to submit accurate verification documents (government ID, pre-approval letter, or proof of funds) when required to access property details or contact a seller.
- Any offer you submit through the platform is a serious expression of intent. Submitting frivolous or bad-faith offers may result in account suspension.
- You are responsible for conducting your own due diligence on any property, including independent inspections, title searches, and legal review.
- ZGBT is not a party to any transaction between you and a seller. We facilitate introductions and provide tools — we are not your buyer's agent unless you separately engage one.
5. Payment Terms
Certain features of ZGBT.ai are free. Others — such as à-la-carte seller services (photography, MLS listing, staging, etc.) — require payment. Prices are shown in USD and are due at the time of purchase.
- Payments are processed securely through Stripe. ZGBT never stores your card number.
- All sales are final unless otherwise stated at the time of purchase. If a service cannot be delivered due to circumstances within our control, we will refund you in full.
- ZGBT may earn a commission or referral fee when a transaction closes between a buyer and seller introduced through the platform. The specific commission structure, if any, will be disclosed to you before you engage in a transaction.
- Prices are subject to change. Changes will not affect orders you have already placed and paid for.
6. No Guarantee of Sale or Match
ZGBT.ai does not guarantee that any homeowner will receive an offer, that any offer will be accepted, or that any transaction will close. We do not guarantee that buyers will find a property matching their criteria. The platform facilitates connections and provides tools — outcomes depend on many factors outside our control.
7. Privacy and Data Usage
We collect and use your personal data as described in our Privacy Policy. By using the platform you consent to that collection and use. In plain terms:
- We use your data to operate the platform, verify your identity, process payments, and connect you with other users.
- We do not sell your personal information to third parties.
- Property data you submit may be visible to other verified users of the platform based on your visibility settings.
- We use industry-standard security measures to protect your data, but no system is 100% secure. You use the platform at your own risk.
8. Prohibited Conduct
You agree not to:
- Use the platform for any unlawful purpose.
- Scrape, harvest, or copy data from the platform without written permission.
- Impersonate another person or entity.
- Attempt to access accounts or data that do not belong to you.
- Interfere with the operation of the platform or its servers.
Violations may result in immediate account termination and may be reported to appropriate authorities.
9. Intellectual Property
All content, software, and design on ZGBT.ai is the property of ZGBT AI LLC or its licensors. You may not reproduce, distribute, or create derivative works without our written consent. You grant us a non-exclusive license to display content you submit (photos, property descriptions, etc.) solely for the purpose of operating the platform.
10. Disclaimers and Limitation of Liability
ZGBT.ai is provided "as is" without warranties of any kind. We are not responsible for the accuracy of property valuations (which are AI-generated estimates, not appraisals), the conduct of other users, or the outcome of any transaction.
To the maximum extent permitted by law, ZGBT AI LLC's total liability to you for any claim arising from your use of the platform is limited to the amount you paid us in the 12 months preceding the claim.
11. Changes to These Terms
We may update these Terms from time to time. When we do, we will update the effective date at the top of this page and notify you by email or via a notice on the platform. Continued use of the platform after changes take effect constitutes your acceptance of the updated Terms.
12. Governing Law
These Terms are governed by the laws of the State of South Carolina, USA, without regard to its conflict-of-law provisions. Any disputes will be resolved in the state or federal courts located in South Carolina, and you consent to personal jurisdiction in those courts.
